Skysawa at the ONZ Roundabout in Warsaw - a modern office building will replace the building from the 1960s.

Warsaw is beginning to sink in skyscrapers that will be arriving in the capital in the next three years. In the centre of Warsaw, we can already boast of several such investments, i.e. Złota 44, Q22 or Rondo 1. In the near future, more skyscrapers will be built in Wola than in Śródmieście.
Another modern office building in Wola
At the heart of the Warsaw Central Business District, around the Rondo ONZ are planned several projects in the next few years. Until 2021 will be built here the flagship investment of PHN Company. The 155-meter skyscraper – Skysawa (PHN Tower) – with a usable area of 65,000 sq m, of which about 40,000 sq m will occupy office space in. The skyscraper will be located at 36 Świętokrzyska Street. The building will be constructed in place of an old building from the 1960s, which was initially residential building for foreigners, and since the 1980s served as an office building. For a long time, he had been empty, spoiling the skyline, but he’s demolished this year.
Skyscraper with a stepped shape with direct access to the subway
Skysawa will be one of the first investments directly connected to the second metro line in Warsaw. The skyscraper will have 36 floors above ground and 3 underground. The whole project is to be of a stepped shape. According to the concept from the Mariańska side, there would be a 36-storey tower with a height of 155 m. Towards the ONZ roundabout (Rondo ONZ), the building will be reduced to 15 and 8 floors. Such a shape is imposed by the regulations because a 155-meter building would cast shadows on the residential building at the corner of Świętokrzyska and John Paul II Avenue. The first underground storey is to be intended for stores and will be linked with the second metro line – Rondo ONZ.
In Skysawa is also supposed to be a five-star hotel. The project and architectural concept were prepared by the Polish-Belgian Architectural Studio, which designed, among others, Warsaw Spire.
Skysawa has not been built yet, but already enjoys great interest
According to PHN, the investment enjoys great interest among tenants. PHN is at the stage of talks with two large companies and if it is possible to finalize lease agreements with them, the project will be commercialized in its entirety. No wonder, because the object has a perfect location in the centre with a direct transition to the second metro line, very close to the central station, shopping centre or the first metro line.
