36000 sqm of warehouse for MCG EastBridge near Krakow, Poland, advises AXI IMMO
A record-breaking lease agreement on the Krakow warehouse market in Q1 2023. AXI IMMO was the sole advisor to MCG EastBridge in the process of selecting and leasing a strategic location.
Part of the Maszoński Group’s portfolio, MCG EastBridge will lease nearly 37000 sqm of warehouse and office space at GLP Kraków Logistics Centre III. The investment in the economic zone near Krakow is expected to strengthen the image of Maszoński Logistic and the newly established MCG EastBridge brand in this part of Poland and provide a central base of operations for Southern and Eastern Europe. AXI IMMO was the exclusive advisor in selecting and leasing the strategic location.
MCG EastBridge is a new brand in the portfolio of Maszoński Logistic, which has been providing comprehensive transport and logistics services in the European Union countries for more than 25 years. The company is well recognized in Western Europe, conducting business operations from its headquarters in Sulęcin and its subsidiary Maszoński Logistic GmbH in Irxleben, Germany. The establishment of the new company is part of a long-term expansion strategy into the markets of Central and Eastern Europe and the Balkan countries.

We decided to choose Krakow because, in our opinion, this market has great logistics potential due to its access to the A4 highway, which is part of the 3rd Trans-European Transport Corridor. The route runs from the port of Calais in France to the eastern edge of Kazakhstan, recently one of Europe’s most important transit locations. Therefore, the possibility of conducting logistics operations underneath Krakow is significant in our company’s development and our planned operations in neighboring countries.”
MCG EastBridge Distribution center in Krakow
MCG EastBridge will occupy a target area of approximately 36000 sqm of warehouse space, primarily for day-to-day logistics services. The distribution center will also become the headquarters of the newly established company. The comfort of the future staff will be provided by a spacious office of more than 700 sqm, designed by the latest standards. The space will be conducive to quiet work through solutions related to increased acoustic and thermal insulation. In the coming months, MCG EastBridge will begin recruitment processes based on the competencies of local specialists to serve clients from the regions of Malopolska and Podkarpacie. The location is also an excellent hub for distribution to Central and Eastern European markets.

The lease of nearly 37,000 sqm by MCG EastBridge was the largest recorded lease in Q1 2023 in the Krakow market and the second largest in the last five years and its history. The transaction demonstrates that despite the high absorption of warehouse space, clients interested in developing in this location can look forward to investor support.
Excellent location of the GLP Kraków III Logistics Centre

GLP Kraków III Logistics Centre will be built in line with the BREEAM “Very Good” or higher certification requirements. Its features will include a storage height of 12 m, reinforced flooring with a loading capacity of 7.5 t/SQM, additional daylight and a solar-ready rooftop. The project also includes landscaped areas and electric vehicle charging stations, and a dedicated rest area for lorry drivers.
