In connection with the development, the company has leased nearly 3,000 sqm warehouse and office space at Prologis Park Blonie.
Prologis Park Blonie is a modern distribution centre consisting of 8 buildings offering 152,000 sqm of warehouse space, located 25 km west on Warsaw city centre. Market trends in Warsaw region – Renata Osiecka, Managing Partner AXI IMMO
We are seeing greater variety within the region. Recently, locations outside the city boundaries have been gaining due to improvements in the efficiency of the location and much lower rents than in the city itself. In 2013, demand for warehouse space in the region amounted to about 570,000 sqm of which over 80% was in the second and third zone of Warsaw. The first months of this year confirm this trend. The vacancy rate in Warsaw stayed at a level of 22%, while in the second zone of Warsaw it is currently 10 percentage points less.
Thanks to the opening of the next stages of the Warsaw ring road and the building of the Warsaw to Wrocław S8, more and more companies are deciding to move out beyond the city boundaries. It turns out that the organization of distribution is cheaper, despite the journey, and equally effective when a warehouse is located in Nadarzyn or Błonie. Many companies that originally sought space in the Okęcie district and Włochy, ultimately decide on Janki, Nadarzyn or Błonie.
