Mercator Medical Group, a manufacturer of gloves and distributor of disposable medical supplies, has moved its distribution centre in northern Poland to a new location. The tenant will occupy more than 13,000 sq m in the 7R Park Gdansk IV investment. Marta Nowik and Katarzyna Głodowska of Poland’s largest commercial real estate consultancy, AXI IMMO, led the transaction on behalf of Mercator Medical Group.

Mercator Medical Group is a manufacturer of gloves and a distributor of disposable medical supplies. Based on the Polish capital, the company has nearly thirty years of experience in the medical industry. It is one of the most important national entities that counts internationally, conducting systematic geographical expansion in the markets for disposable products. It offers around 120 of its products and products from renowned international brands. As a manufacturer, Mercator Medical Group sells to nearly 70 countries worldwide.

Mercator Medical Group’s own distribution centre

Piotr Rabczuk, Logistics Director, Mercator Medical Group, said: “We have analysed various scenarios related to our existing logistics activities and have decided to change the strategy of Mercator Medical S.A. Group in this area. We want more independence and control over the distribution process, thus optimising costs and improving operational efficiency. Our long-term strategy includes further expansion of our product range and turnover. The new facility’s considerable potential supports this direction and enables us to meet our objectives. Aware of our shared concern for sustainability, including the environment, we sought a facility with the highest possible performance in this area – which was one of the key selection criteria. There are many interesting challenges ahead of us in implementing this project, which we are approaching with great enthusiasm.”

Over 13,000 sqm for Mercator Medical Group

Under the signed agreement, Mercator Medical Group will occupy 13,000 sq m of warehouse space, complementing a 280 sq m office. The tenant will begin operations at the new location in May 2025.

Marta Nowik, Director, Industrial & Logistics, AXI IMMO, said: “Good relations, mutual understanding and excellent knowledge of the local market proved crucial in finding a new warehouse space for Mercator Medical Group. The client was already using a logistics service in the region but decided to open its distribution centre during the financial analysis and its development. The commitment, determination and openness to consulting services in the search for new space show how important it is for the client to ensure optimal conditions for further growth. For us, this was another successful project and an example of excellent cooperation within the structures of AXI IMMO. It’s another Krakow client who has received the highest level of service thanks to inter-regional cooperation, which guarantees the successful completion of the transaction.”

Katarzyna Głodowska, Senior Advisor, Industrial & Logistics, AXI IMMO, adds: “The client was looking for a convenient location, which would be a kind of compromise between the seaports in Gdańsk and Gdynia, and, above all, relatively close to the Gdańsk DCT. The possibility of high storage and factors related to the developer’s willingness to prepare or have solutions to meet ESG policies also played an important role in the transaction. We understand the desire for further development in the Tri-City, as it is a key international logistics hub. Certainly, the convenient location close to seaports, motorways and railways, which allow easy access to national and international markets, is an asset.”

ESG-compliant warehouse at 7R Park Gdańsk IV

Marzena Taube, Leasing Director, 7R, adds: “Responsible design considers the needs of both tenants and the natural environment. 7R Park Gdańsk IV is an excellent example of this. In line with the decarbonization strategy implemented by 7R, the warehouse has been designed to the highest standards and ESG criteria to serve tenants well for many years.”

7R Park Gdańsk IV is located in Barniewice, 2.5 km from the S6 Tricity Metropolitan Bypass, and 18 km from the DTC container terminal in Gdańsk. The proximity of the ports in Gdańsk and Gdynia, as well as the Lech Wałęsa Airport with its cargo terminal located 4 km away, facilitates international trade and transport.

7R Park Gdańsk IV is equipped with solutions that will provide tenants with real savings in the form of lower energy costs. This is thanks to the use of photovoltaic panels, a DALI lighting control system, and thoughtful use of natural daylight in unloading areas.
