AXI IMMO advises Flex on the lease of the entire building in Panattoni Park Elbląg.
Panattoni, the European industrial real estate market leader, has completed an investment in the Warminsko-Mazurskie province. Almost all of Panattoni Park Elbląg’s space has been leased to Flex – a global supplier of equipment and technology. The facility is also used by the courier network DPD Polska. AXI IMMO provided comprehensive advisory services to the tenant.
Panattoni is a partner in the development of Flex’s next locations in Poland. The developer has provided industrial space for the company in Łódź, and recently began a 20,000 sqm. expansion of a factory within a complex in Tczew. Now the company will benefit from 17,100 sqm within Panattoni Park Elbląg.
Development of the Warmian-Masurian market

Flex gains an excellent location by the S7 expressway, which guarantees great exposure of the warehouse and convenient connection not only to the Tricity region, with which the company has been connected for years, but also to Warsaw and other regions of the country.
Due to the characteristics of the external customer that Flex will serve from the new facility, the hall will be additionally secured and fenced. To support warehouse processes, an induction loop will be built into the floor. The tenant will start using the leased space in February 2023.
Elbląg – a location with great potential
“The client had particular expectations regarding the new space. Among the main factors determining the choice of Panattoni Park Elbląg were subjects related to the date of availability and access to qualified staff. Flex will occupy the entire building, which also significantly influenced the decision to locate the distribution center in Elbląg,” explains Hubert Wojtera, Director, Industrial and Logistics Agency, AXI IMMO.
“Further investments in the expansion of the S7 expressway significantly strengthen the position of the Warmian-Masurian region on the logistics map of Poland, which is becoming more accessible to various tenant groups,” says Jakub Jastrzębski, Consultant, Industrial and Logistics Agency, AXI IMMO.
“New investments in halls in the region of Warmia and Mazury diversify and increase the possibilities of expanding warehouse, distribution, and production facilities for clients interested in developing in the north of the country,” adds Katarzyna Głodowska, Consultant, Industrial and Logistics Agency, AXI IMMO.
Another year in Mazury. Panattoni Park Elbląg is the company’s next development in the Warminsko-Mazurskie region. Here, the developer delivered more than 36,000 sqm as part of Panattoni Park Olsztyn, where space was leased to, among others, an American company specializing in the textile recycling industry. In addition, in Ostróda, the developer delivered a BTS facility for Animex Foods, Poland’s largest food company, covering 10,150 sqm. The tailor-made building met high technical standards and received certificates confirming that the food stored will be safe. The area of more than 10,000 sqm included three cold stores (with temperatures from 0 to +6 °C), a freezer with a controlled temperature of -22 °C and a dry warehouse.
