New Work expands in Warsaw with new serviced offices space at Metron building, AXI IMMO advises

New Work, independent flex office provider, is set to open a new location in the Metron office building in Warsaw. The eighth floor of the building will be operated by New Work under a management agreement in a partnership model with the property co-owners, Alides and Aya Properties Fund. The negotiation process was supported by AXI IMMO, the largest Polish commercial real estate advisory firm.
Established in 2012, New Work is an independent serviced office provider operating within the Central and Eastern European region (CEE). Strategically located offices in Poland, Hungary, and Bulgaria serve as a welcoming hub for small and medium-sized enterprises (SMEs), corporate entities, and freelance professionals alike. New Work is renowned for outstanding customer care and office spaces that seamlessly blend the elements of focused work and networking. New Work is the first serviced office operator to introduce and implement a partnership model based on management agreements.

The new space will be New Work’s fifth location in Warsaw. Operations at the new location are scheduled to start in May 2025.

Over the years, we have observed that the coworking sector has been developing dynamically. Now, it is a permanent part of the office market landscape in Poland. Warsaw remains the largest and most active domestic market, and flexible leasing models combined with well-designed individual and cooperative workspaces are increasingly chosen not only by freelancers and start-ups but also by corporations testing hybrid work models. The Metron office building is a modern, Class A office building offering approximately 10,000 sq m of office and retail/service space. Located at 69 Niepodległości Avenue in Warsaw’s Mokotów district, the building combines elegant architecture with functionality.
