Once again, AXI IMMO has advised United Distribution Holding adds more space in Warsaw West Park – Pruszków, Poland
UDH, a distributor of global beer brands and food products in Poland, once again chooses AXI IMMO as its advisor.
United Distribution Holding (UDH), a distributor of global brands of beer and food products in Poland, decided to add more than 2,300 sq m of industrial space to its existing agreement at the Warsaw West Park – Pruszków distribution centre. As of Q3 2024, the tenant occupies a total of approx. 5,500 sq m of commercial space. Once again, UDH was represented in the transaction by AXI IMMO, Poland’s largest commercial real estate consultancy.
UDH: dynamic development and expansion in the premium beer distribution market
United Distribution Holding (UDH), a company operating since 1999, specialises in importing and distributing premium beers and gourmet food and spirits. As the exclusive partner of companies such as Molson Coors, Radeberger, Bitburger and Estrella Galicia, for example, it looks after the Staropramen, Miller, Blue Moon, Sapporo and Berliner Kindl brands, as well as the popular Ukrainian beers OBOLON and Lvivske. UDH offers several hundred products in its catalogues and serves over 49,000 points of sale throughout Poland, consistently increasing its market share.
Reestablishing cooperation with AXI IMMO and increasing warehouse space

Following the expansion, UDH will occupy approx. 5,500 sq m of warehouse and office space. Previously, the tenant used around 3,100 sq m of logistics facilities and around 170 sq m of office space.

The market conditions favoured UDH, as the most advantageous course of action was the so-called extension under one roof, which guarantees logistics process continuity without requiring the relocation and reconstruction of operating facilities. It also signifies a vote of confidence in the landlord and a promise to keep the same employees. This strategy reduces operational risk and fosters stability over the long run, paving the way for efficient cost control”.

Situated west of Warsaw, adjacent to the Warsaw-Poznań national route No. 2 (E30), at the “Pruszków” intersection on the A2 motorway, Warsaw West Park – Pruszków is a contemporary distribution hub situated 23 km from the city centre and 25 km from Chopin Airport. The logistics park provides over 69,000 square meters of contemporary A-class warehouse and office space spread across three halls, customised to meet tenants’ demands from diverse sectors. Manoeuvring yards with a minimum depth of 35 meters, truck and automobile parking, round-the-clock security, and CCTV are just a few of the features. An AEW-managed fund owns the building. More than 700,000 sq m of logistics real estate are managed by AEW in Poland.
