Zachodniopomorskie Voivodeship – A logistics hub with growth potential

AXI IMMO, the largest Polish advisory firm on the commercial real estate market presents its latest report: “Industrial & Logistics Market in the Szczecin region. Summary of 2024”.
The industrial market in the Zachodniopomorskie Voivodeship has played a strategic role in Poland’s logistics landscape for years. Its proximity to foreign markets, including Germany and Scandinavia, along with access to the port of Szczecin-Świnoujście, enhances the region’s investment appeal. As of today, the Zachodniopomorskie Voivodeship boasts a total industrial and logistics stock of 1.24 million sq m of modern warehouse space. The expansion of transport infrastructure, including the development of road and rail networks, further increases the market’s attractiveness. However, the region’s take-up dynamics remain closely linked to the activity of German companies. In 2024, the total tenant activity reached 174,000 sq m (-23% y/y), and due to the absence of new completions in the past 12 months, the vacancy rate dropped to 2.8%.
AXI IMMO analysts report that by the end of 2024, the total industrial stock in the Zachodniopomorskie Voivodeship amounted to 1.24 million sq m, representing 3.6% of the national supply. Despite objective factors confirming the location’s attractiveness, no new Class A investments were completed in the region last year. As of December 2024, 114,000 sq m of new space was under construction, with the majority concentrated in Szczecin. The largest projects include Panattoni Park Szczecin V (49,700 sq m), a BTS facility for Action (54,400 sq m), and the LemonTree investment (31,400 sq m). Nevertheless, developers recognise the region’s long-term growth potential, having secured land for future industrial and logistics projects covering approximately 800,000 sq m.
One of the most notable trends in the Zachodniopomorskie industrial market was a significant drop in the vacancy rate, which stood at 2.8% at the end of 2024 (-4.4 percentage points y/y). AXI IMMO analysts highlight that this was the largest annual decline in vacancy across all industrial and logistics regions in Poland. Meanwhile, total occupier activity in the region reached 174,000 sq m in 2024 (-23% y/y), with 66% comprising new lease agreements and expansions. The lower take-up resulted from an unfavourable macroeconomic environment, particularly the economic slowdown in Germany, which influenced tenants’ investment decisions. Logistics operators dominate the leasing structure, supplemented by manufacturing and distribution companies. Notably, the average lease transaction size in the region remained high, reaching 10,200 sq m in 2024.

Thanks to its strategic location, the region serves not only north-western Poland but also Germany and Scandinavia. Key investments are concentrated in Szczecin, Goleniów, and Stargard, but as infrastructure develops, other locations such as Kołbaskowo, Gryfino, Nowogard, and Koszalin are also gaining significance.”
Base rental rates in the Zachodniopomorskie Voivodeship are in line with the national market averages, ranging from EUR4.10 to EUR4.70 per sq m per month. The lowest rates are available in Stargard, while the highest are found in new and planned investments in Szczecin.
